Seller Information

When you have decided to sell your home you should have the following information available to share with your Realtor. If you have any questions, please fill out the form at the bottom of the page and I will contact you with more details.

 1.   Square footage of the home.

 2.   Year the home was built.

 3.   Number of bedrooms.

 4.   Number of bathrooms.

 5.   Does the home have a family room?

 6.   Eat-in kitchen?

 7.   Dining room?

 8.   Utility room?

 9.   What type of foundation is the home on?

10.  What is the exterior of your home finished in?

11.  Do you have a garage?  How many cars will it hold?

12.  Are you including appliances in the sale?  How old are they?  If you have warranty/installation information on them let your Realtor know.

13.  What is the exact lot size?  Have you ever had a survey done?  If so, share that report with your Realtor.

14.  What type of heat and cooling is provided with your home?

15.  Have you made any improvements to the property?  If so, make a list complete with the dates that the improvements were done.

16.  Is there anything unique about your home?  Any special features?  If so, let your Realtor know!  These types of things are important in the marketing of your home.

  In a area like northwest Ohio there are many different styles of homes.  This assures that there is something for everyone!  In order to make the sale of your home expeditious the more information you can provide makes the process easier.

When you have decided to sell your home it’s important to remember that even though you may have an emotional attachment to it a buyer doesn’t.  Don’t take offense if a potential buyer is not enthused about every feature in your home.  This is just part of the selection process.


When you are ready to sell your home there are some high profile areas that need special attention.  The following is a list of tasks that a property owner should review when getting ready to place a home on the market.

OUTDOORS 

 1.  Walk outside.  View your home from different angles as though you were a buyer.  Whatever you see that causes you to pause should be changed.  Remember – YOU are the buyer for that moment.

 2.  Remove all clutter from the yard.  Cut and edge the grass, clip the shrubs and sweep the walks.

 3.  Re-attach or replace missing or damaged downspouts.

 4.  Wash windows – inside and out!  Replace broken glass or missing/damaged screens. 

 5.  Clean out the garage.  Dispose of the clutter. 

 6.  Remove bikes, wagons, and toys from the front of the house.  Keep the garage door closed.  If you are short on storage for children’s toys, then make sure they are arranged neatly and out of the way and not visible from the street.

 7.  Clean the driveway.  Many products are available to remove oil stains and rust.

 8.  Keep your trash cans out of sight. 

 9.  Do not leave holiday decorations up past the holiday period.  Don’t be gaudy when decorating for the holidays.  Less is more.  You don’t want to detract from the beauty of your home.

10.  Keep sidewalks, steps and porches free of snow and ice.

11.  Make sure your cars are clean.  For some people the condition of the automobile is a direct reflection of the condition of the home.

 

INDOORS 

 1.  Get rid of clutter.  Store extra belongings to create space.

 2.  The kitchen should be spotless!

 3.  Use conventional neutral colors if/when you paint.

 4.  Floors and carpet should be clean.  Steam clean carpet if needed.

 5.  Check water pressure in all areas.

 6.  Replace showerheads if water pressure is down and/or lime scaling is present.

 7.  Replace the shower curtain.  This makes a BIG difference.

 8.  Lubricate sticky or squeaky doors.

 9.  Replace items you don’t want included in the sale.  (i.e. chandeliers, drapes, bedspreads, etc.)

10. Make sure your home smells fresh.  Keep furnace/air conditioner filters clean to maximize the air cleaning effect.
